The ideal candidate will take charge of repairs in common areas and apartments, including plumbing, HVAC, electrical systems, and appliances. Oversight of the building's exterior, inspections, and grounds maintenance will also be part of your responsibilities. Attention to detail and exceptional customer service are essential qualities for this role.

Responsibilities:

• Ensure all mechanical aspects of vacant apartments are inspected and maintained in optimal working condition.
• Basic knowledge of boiler and mechanical systems required; HVAC experience preferred.
• Perform preventive maintenance as scheduled by the superintendent.
• Conduct daily inspections of the building grounds and facilities to identify maintenance needs.
• Complete and return work orders; keeps documents and maintains records, ensures follow up and completion of required tasks.
• Interface with tenants of the building to provide courteous quality service.
• Work independently and collaboratively within a team environment.
• Demonstrates commitment to outstanding customer service.
• Identify and repair electrical, plumbing, appliance, carpentry, emergency systems, flooring, hardware, painting, and plaster issues.
• Coordinate and complete service requests and general maintenance tasks in accordance with company standards.
• Overall knowledge in matters of safety and regulations as pertaining to building repairs and maintenance.
